The Thetford Planning Commission consists of 7 members serving 3-year terms, appointed by the Selectboard. The duties of the Planning Commission are set forth in Title 24, Section 4325 of the laws of the State of Vermont. These include preparing and amending the Town Plan, zoning bylaws, and subdivision regulations, and undertaking studies and making recommendations on matters of land development.

The Planning Commission does not have an office or office hours. You may send emails to the Planning Commission Clerk, Jeff Jamele or to the chair, currently David Forbes

The Town of Thetford is a member of the Two Rivers Ottauquechee Regional Commission.

Please note that there are vacant seats on the commission, and we encourage town residents who are interested in helping to shape the future course of commercial and residential development in Thetford to visit any of our warned meetings to see if they might consider becoming members.

Commission Meetings:

The Planning Commission meets on the 1st and 3rd Tuesdays of the month at 7:00 pm in the meeting room of Town Hall. These meetings are open to the public.

Town Plan 2017 History

The following information about the 2017 draft Town Plan has been left here to provide background on the update process and to allow interested people to compare the 2017 draft with the 2019 draft and see how the comments on the 2017 plan were resolved.

The Planning Commission is now working on a revision to the subdivision regulations. We have recently completed an update to the Thetford Town Plan and have submitted the draft 2017 Town Plan to the Selectboard for their review and public hearing process.

The current Town Plan was originally adopted in 2007 and then readopted in 2012 with no changes other than the adoption date. You can download the 2012 Town Plan document file from the Town Documents Page.

The draft 2017 Town Plan is available for downloading below. There are two files: a PDF containing the text and a PDF containing the maps. These are large files and the download may take some time to complete. Printed copies are available from the Town Clerk’s office. At this point in the process, you should submit comments to the Thetford Selectboard via email, USPS, or during the Public Comment period at any regular Selectboard meeting.

Both files are in PDF format (requires Adobe Acrobat Reader to open). Click on the filenames to download. The third file, also a PDF, is a spreadsheet listing all of the comments received on the earlier versions of the draft Town Plan, showing their source and the Planning Commission’s action to resolve the comment. In addition, there are three PDF files describing the proposed changes to the Post Mills and Thetford Hill Zoning Districts, respectively. The first two files include before-and-after maps to help illustrate what parts of each village would be changed. The third file is a table of land uses, showing which are permitted, conditional, or non-allowed in each of the Town’s zoning districts, including the newly proposed Neighborhood Residential District. A complete description of the types of uses and development currently allowed and not allowed in each of Thetford’s zoning districts is given in Thetford’s Zoning Bylaw, available on the Town Documents Page.
