2025 Reappraisal Inspection Updates
We are still focusing on pre-winter inspections and have just mailed postcards to addresses on Five Corners Road, Ware Road, and Turnpike Road North.
Postcards
All residential (and some commercial) property owners will receive a postcard as we near their location, and we will also post our progress on the Thetford Community Discussion List (click here to join) every week or so.
If you receive a postcard and would like to schedule an appointment for your inspection, please choose a time slot using the link below, or email our office with your preference (our preferred inspection days are Monday - Thursday, 9am - 3pm).
If we sent a postcard and did not hear from you, we will drop by between 9 and 4 on a weekday and, if no one is home, we will take new pictures of your house, verify all exterior information, and leave a door hanger to give you a chance to schedule your interior inspection for another time. Our vehicles can be identified by the 'Board of Listers' sign with town seal shown above.
Please do not put an inspection time on the calendar if you have not received a postcard. We are trying to be efficient about how we map out the work.

Grand List
Each year the Listers establish a Grand List specifying the value of taxable property as of April 1st. The Preliminary Grand List must be filed with the Town Clerk on or before June 4th. Grievance hearings must start within 14 days of that filing date and the Final Grand List must be lodged with the Town Clerk by July 25th.
Equalization Study Results: The results from the 2024 State Equalization Study for Thetford resulted in a Common Level of Appraisal (CLA) of 72.9%, and a Coefficient of Dispersion (COD) of 24.9%

Use Value Appraisal Program (Current Use)
Owners of agricultural and forest land may be eligible to have land taxed at the lower “use value” rate by enrolling in the Current Use Program. At least 25 acres are required for enrollment, but there are some special eligibility criteria for smaller active agricultural parcels. Farm buildings can also be enrolled in the program. Homestead Declaration and Property Tax Adjustment Claim (Form HS-122)
By Vermont law, property owners whose homes meet the definition of a Vermont homestead must file a Homestead Declaration annually by the April filing deadline., 32 V.S.A.5410.§ Many people file their Homestead Declarations at the same time they file their Vermont Income Tax returns. However, if you apply for an extension or even if you are not required to file a Vermont Income Tax return, the Homestead Declaration must still be filed by the April deadline. Veterans Exemption
Veterans who own their home and declare a Vermont homestead may be eligible for a property tax exemption. For additional information and requirements, please go to: State of Vermont page for information for Veterans
